There is no doubt that selling your home is a major event, but with the right guidance, it can be broken into manageable steps to make it easier, effective and to minimize stress. Some of the services Rebecca Realty, LLC offers Sellers are:

Listen to the Sellers’ objectives in selling their home, for example; preferred timeline, financial considerations, family/pet/valuables safety during showings, preferred communication methods and frequency.

Tour the interior and exterior of the property with Sellers to make recommendations on how to prepare for photos that will highlight the best features.

Determine any repairs, updates, painting, maintenance that need to be completed prior to photos and putting the home on the market. It is just as important to know what NOT to spend your money on, as it is to know what to invest in to provide the biggest impacts.

Stage the property with Sellers’ furniture, artwork and decorative items. If furniture and artwork are needed, recommend stagers who can provide these items.

Provide a detailed Competitive Market Analysis for that property to inform the Sellers of the overall real estate market in their surrounding area, as well as provide pricing information of nearby homes most comparable to their property. Make a listing price recommendation.

Create customized marketing plan for which the Realtor is held 100% accountable. Samples of all marketing materials are provided to Sellers and follow-up reports are provided for each marketing event.

Work with Sellers to complete all required paperwork and documentation required by city, state and federal regulations. Create and execute listing agreement.

Execute Market Plan that includes, but is not limited to:

  • Professional photography
  • Professional drone photography for Luxury Homes and homes with views
  • Professional floor plan graphic and measurement of home
  • Printed high-end brochures
  • Printed high-end flyers
  • Extensive Internet marketing
  • Social media exposure
  • International Exposure for Luxury Homes
  • Print media ads
  • Area Broker tour and other appropriate tours (e.g. Austin Luxury Network)
  • E-flyers in key markets in Texas, Florida, California and Oregon
  • Open Houses (if Sellers desire)
  • Private Showings

Work with Buyers’ agents to review any offers and gain a full understanding of the rationale behind each term of the offer.

Present each offer to Sellers with recommendations on acceptance or appropriate counter-offer.

Negotiation of each offer to maximize desired terms for Seller, while giving Buyers some things that are important to them.

Once contract is executed and inspections are completed, negotiate any Buyer repair requests and repair allowances.

Work with the Title Company to obtain the Preliminary Title Commitment. Determine if there are any “clouds” on the title and determine best ways to eliminate them. Ensure there are no open building permits or mechanics liens on the property.

Provide guidance and timelines through the pre-closing time period.

Prepare Buyers for closing

Analyze Closing Document to ensure adherence to contract and overall accuracy.

Attend the closing meeting with Sellers to ensure a smooth closing.

Confirm full funding.
